Pitch 1 - Appraisal
Usually ordered by the buyer’s mortgage company from their approved list of appraisers. If you have a previous appraisal it may be of some help as far as details, measurements. Making a list of all of the items you have added, repaired, replaced is very helpful as well as a list of the features that make your home special.
Pitch 2 - Inspections
Usually structural, mechanical, and termites are done at the same time. Takes 1.5 to 2.5 hours depending on size and age of house. Seller may be present.
Pitch 3 - Repairs
Seller may ask permission to speak to buyer’s inspector regarding the best way to make repairs and other recommendations. as details, measurements.
