Buyer-Eighth Inning - Appraisals

Pitch 1- Appraisal

An appraisal is a matter of opinion and the process is in the midst of significant change.

Pitch 2 - Inspections / Repairs

The inspections: structural, mechanical and termite. Make arrangements to do these as quickly as possible. If possible have all inspectors there at the same time. This covers new construction as well. Once the inspections are complete, the summary of repairs needed is given to the seller. They can either make them or allow for them to be made or do nothing. The buyer can also walk if nothing is done and get their good faith money back if this is a part of their contract. In North Carolina, the template covers this feature.

Pitch 3 - Surveys
All the professionals are doing their work: appraisals, inspectors, repair people, insurance agents, paralegals and surveyors. Some think surveys are not required and sometimes in an established neighborhood with no recent improvements maybe they aren't, but recent revelations seem to indicate that a survey is worth the very small investment...and keeping it handy for future sales or fences or making improvements is a wise move. See Real Estate Pros for detailed explanation.

Coach's Tips

Pinch Hitters

The Matter of Opinion
The appraisal may be contested.

The Inspections
Resale and new construction, both should have inspections completed.

The Repairs
Receipts are needed and other evidence that repairs have been made. A re-inspect by the inspector may be a good idea in many cases.
