Pitch 1 - Inviting

  Curb appeal is very important. Pine straw, clean windows, clean gutters, a flower pot, carefully trimmed bushes, a tended lawn...a sense of order and maintenance are very inviting. Some people remove the screens from the front of the home. Fresh paint to the front doorway is always a great fresher-upper.

Pitch 2 - Interior

  Clean, simple, light, fresh. People like windows and light...most of us like bright, cheery rooms and a floor plan that suits for family and for entertaining friends. The biggest challenge for most when preparing a home for the market is the reduction of clutter. This point is often hard for agents...telling the seller to get rid of "stuff"...it is in your best interest and the clutter is a big thing. If the buyer sees all of your stuff, they are not seeing the house. And, heck, you're moving...this is a great opportunity.

Save energy for the outside because if your house is not appealing, no one is coming inside.

The Shine
Reduce clutter, paint where necessary, clean, clean, clean. Organize. Clean windows and all light fixtures. Clean counter tops. People can see your house when there are no obstructions.

The Smells
Cat smell, dog odor, mildew, cigarettes…no one likes these smells. Cookies are better.
