Pitch 1 - Clearing Out

Particularly important with Seniors. Clearing Out means calling the children in to get their stuff, deciding what will go to the next place and lining up a consignment shop to sell what does not go to Good Will.

There is an old saying "Less is more." Simple is good.
Rita Adams, a woman of great wisdom, taught life lessons to younger people and one of them was responsibly moving long the items for which you have been steward and to do it joyfully.

Pitch 2 - Inspections

Structural, mechanical, termite inspections are excellent to do before marketing and, repairs if any. And...HVAC and A/C inspections if you have not had regular service...in some instances a roof inspection and chimney inspection might also be warranted. Chimney inspectors: perhaps a masonry specialist would even be better. Consult your local technical school or community college.

Pitch 3 - Market price

May require an Appraisal and/or real estate broker. There are great resources these days on the Internet. The Charlotte-Mecklenburg GIS system is marvelous and can even show you flood plains, garage locations and all the comps you will ever want to see.

Clearing out is hard. Living with the clutter or trying to move quickly is harder. This transition is a tough one and folks should plan time for devising a plan and time for implementing it.

The Planner
To inspect or not…better to know now than two weeks before closing. If you know before you have time to find the best folks to make the repairs. At reasonable prices.

The Price
Pricing too high means wasting time and too low is unfair to you.

Clearing out is hard. I have a lot of stuff. Do I have to?
Angel Answer:
Your house will show better without the clutter. If you are planning to move this is an excellent opportunity to start the process. Your house will sell quicker and at a better price if you put your best foot forward.

I think my house is okay. I have maintained it steadily and have kept a record of all service. Do I have to have an inspection?
Angel Answer:
No, but you’ll avoid surprises

We had the house appraised two years ago, can the new buyer use this?
Angel Answer:
There are time limits for appraisals. Consult with your lender. The fast answer is no. The market changes and usually six months is the life of an appraisal.
