If your re-finance requires an appraisal, it
may be different from the one you get for selling your house.

Inspections / Repairs
The inspections: structural, mechanical
and termite. Make arrangements to do these as quickly as possible. If possible have all
inspectors there at the same time. This covers new construction as well. Once
the inspections are complete, the
summary of repairs needed is given to the seller. They can either make them or allow for
them to be made or do nothing. The buyer can also walk if nothing is done and get their good faith money back.

3 - Surveys
All the
professionals are doing their work: appraisals, inspectors, repair people,
insurance agents, paralegals and surveyors. Some think surveys are not
required and sometimes in an established neighborhood with no recent
improvements maybe they aren't, but recent revelations seem to indicate that
a survey is worth the very small investment...and keeping it handy for
future sales or fences or making improvements is a wise move. See Real
