Fourth Inning - Knowns

Pitch 1 Awareness

There are so many good sources for information today on and off the Internet: the daily newspaper,
real estate magazines and tons of "how to" books.
If you want to learn the nuances, engage the services of an experienced broker who will take the time to make sure you understand every step.

Pitch 2 - Visual Inspection

Visit neighborhoods you are interested in at different times of the day and week. Look at surrounding growth or deterioration. Talk to neighbors. Maintenance books are good to read because that way you can spot problems as they begin...on the house you are considering or on the house you may be selling.

Pitch 3 - Realistic

Be realistic about your budget. We all want a great place to live but not necessarily the price tag that comes with it. This is where planning and budgeting come into play. Look at the whole picture and project your household balance sheet. It is better to come in under the mark than over.

Coach's Tips

Pinch Hitter

The Deliberator
Our region is growing and changing. The houses themselves are moving. Be cautious.

The Investigator
Be aware of the neighborhood profile and who your neighbors might be. Visit potential home sites on weekends and later in the evenings.

The Shopper
Bargain hunting is fun and if you have enough time you may find something that is below market. Time is money and you may loose somewhere else.

The Charlotte Angels
Learn more from your Angel Advocates

Angel Advocate 1
You just started looking but immediately found a house on the edge of a great neighborhood. The owner is selling himself and says he’ll take half of what the house is worth if you can close in 30days. It’s so quick, but it’s a good deal you think.
Should you swing or wait for
the next pitch?

Angel Advocate 2
You are a writer and do free lance writing at home on weekends.
You need quiet. You found a cute house in a cul de sac. Should you bother going back on the weekend to see what activity is there?
True or False
?
Angel Advocate 3
You found a house you really like, it’s in good condition and it just went on the market. The owner won’t come off the price but she’ll help with closing costs. You want a deal.Should you keep on looking
or give in to her price?

Angel Answer:
Wait for the next pitch.
Or, do your research quickly and well.

Angel Answer:
True.
Cul de sacs make great play
areas as well.

Angel Answer:
If the price is fair and you like the house, swing.

Got, Alotta, Charlotte!
