In Charlotte N.C., closings usually take place in a lawyer's office.
There is a new and recent law that will change this requirement.

 1.  The only one qualified to give legal advice
 2.  Operates in a situation that isn't covered by a standard contract.
 3.  Can prepare the contract in a For Sale By Owner situation
 4.  Should be a full-time lawyer and licensed to practice law in  North Carolina. Reasonable to expect his/her specialty to be real estate.
 5.  Should explain each document to the buyer and/or the seller
 6.  Receives the loan package from the lender, prepares the loan  documents according to the lenders instructions, prepares the closing statement, conducts the closing, disburses all funds and completes all documents for the lender.
 7.  Conducts or contracts a title search
 8.  Orders a survey of the property if required by the lender or requested by buyer
 9.  Orders Title Insurance on the purchased property
10.  Is the closing agent and if a dispute arises will not be able to represent either party
11. Operates her/his funds according to the state's

trust account guidelines.
