Charlotte Condominiums or Town Homes...both need careful scrutiny for both buyers and sellers.

Windows:
Often are not covered in Home Owners Association Maintenance. This includes replacement, failed seals, and cleaning.

Exercise Center: 
Many high-rise complexes have fitness centers

Docks :
Some units at the lake come with boat slips. Read the small print.

Tennis Courts:
One complex at the lake has an abundance of courts. Generally, we see them in disrepair and not used or used very little.

Sprinkler System:
Mandatory depending on the number of units.

Stairwells/Stairs:
And they steel and concrete or wooden?

Parking Garage:
Parking space may come with unit; be on a lease basis and may not transfer at resale. Read the fine print.

Trucks and Boats:
A major concern: trucks in the parking lot, even a pick-up. Special places for RV's and trailers and boats.

Club House:
Some Home Owners Associations have their offices in the clubhouse. Some complexes are self-managed. The biggest problem with clubhouses we have seen: disrepair.

Swimming Pool:
Most new complexes and up-scale complexes have pools. They add costs to monthly dues.

Signs-For Sale: 
May be prohibited or a certain size or only in a window or not at all.

Units For Rent: 
Some complexes and co-ops do not allow units to be rented. Some may even require approval by the board of directories for a resale.

Documents, Rules/ Regulations 
& Covenants and Restrictions

Either read through the documents before making an offer or make your offer contingent on your approval of all of the documents within a specified number of hours after receiving them. They are all on file at the courthouse. Your attorney can get them at a cost.
