Demand is pent up for $750,000-$800,000
units, developers say

Myers Park, which appears to be the neighborhood of choice of luxury
condo developers, is getting yet another project.
Renaissance Development disclosed plans Wednesday for 15-unit Roswell
Place, where the sales price is expected to average $750,000 to $800,000.
Company principals Terry Birch and David Young hope to start
construction by late summer at 2210 Roswell Ave., within two blocks of
Myers Park Country Club.
The news of Roswell Place follows Spectrum Properties' announcement
earlier this week of Queens & Selwyn, a Myers Park project with 18
condos priced from $675,000 to $1.6 million.
"Our market is people who don't want to leave Myers Park,"
Birch said. "We believe there is still pent-up demand for this
product and location."
Residential real estate analyst Emma Littlejohn of The Littlejohn Group
confirms that the trend in Myers Park is toward spacious condos that
provide a comfort zone for the neighborhood's empty nesters.
Although they're downsizing, she said, they don't want to sacrifice
space or dispose of treasured furniture and possessions.
Littlejohn estimates Myers Park could support 30 to 40 new condos a
year, roughly the current pace of development there.
Countywide, near record-low mortgage rates are fueling condo sales,
ranging from starter homes for under $100,000 in the suburbs to $1
million-plus penthouses near the urban core.
Birch said Renaissance plans to demolish the vacant eight-unit Dogwood
Arms Apartments on the developers' nearly 1-acre site.
Roswell Place, a concrete-and-steel building, will combine features of
Federal and Italianate Revival Architecture, including towers, heavy
masonry and elaborate brick and stone finishes.
Each unit will have at least one terrace and some will have multiple
terraces, said Young, who created the floor plans.
The building will have four residential floors with secured parking --
two spaces per unit -- underneath. Four condos will be on each of the
first three levels. The top floor will have three penthouses, the largest
of which will exceed 4,300 square feet and sell for just under $1.5
million.
Young said the average unit size will be 2,400 to 3,200 square feet.
In keeping with the space preferences of its potential Myers Park
customer base, Renaissance is incorporating such interior features as 6-
to 8-foot-wide corridors, 10-foot ceilings and 8-foot door heights.
Most floor plans feature a separate den, gathering room and office,
Young said. Kitchens will have a large center island, custom cabinetry,
granite countertops and drop-in gas cook tops.
Other features of the project include hardwood floors, ceramic tile
floors in baths and laundry rooms, three-piece crown molding, vented gas
fireplaces and storage rooms.
Young said buyers will receive allowances to customize their units,
much like suburban builders work with home owners and residential
suppliers to create a custom house.
Via II Architects is the project architect. The developers are
negotiating with a contractor.
Birch and Young formed Renaissance in 2000 to focus on upscale in-fill
development. Their projects include Park Phillips townhomes on Sharonview
Road across from Mountainbrook.
