With Latta Park as a backdrop, The Boulevard Co.
plans to start construction next month of a 30-unit condominium project at
Kenilworth Avenue and Romany Road in Dilworth.
The nearly 1-acre site is across from Carolinas
Medical Center's new medical complex under construction and due to open
late next year.
And it's roughly a three-block walk from shops and
restaurants along East Boulevard.
But what really makes Parkview stand out is its
proximity to Latta Park.
Developer Chris Branch, president of The Boulevard
Co., believes the park will become a defining amenity, both visually and
recreationally, for buyers ranging from young professionals to empty
nesters.
The project will include 18 flats in three buildings
with private balconies overlooking Latta and rear patios from which condo
owners will be able to walk out into the park.
Two three-story buildings containing 12 townhome-style
condos will face Kenilworth Avenue. The ground floor will have entrances
on the street, making units suitable for home offices, Branch said.
The two-bedroom flats, which average 950 square
feet, are listed for sale in the low $170,000s.
And the two- and three-bedroom townhomes, which
average 1,375 square feet, are selling in the low $250,000s.
Townhomes will have one-car garages in back plus
parking spaces, and flat units will have assigned parking spaces.
The Boulevard Co. bought the property from Carolinas
HealthCare System for about $750,000.
Branch filed a rezoning request more than a year ago
proposing a mixed residential-retail project.
That drew objections from Dilworth neighbors and
triggered negotiations with leaders of the Dilworth Community Development
Association.
Branch said the association endorsed the current
plan.
As part of the discussions, he said, The Boulevard
Co. agreed to design brick-and-stucco structures to mesh with the porches,
gabled roofs and materials in the neighborhood's prevalent bungalow-style
houses.
FMK Architects designed the project, valued at about
$7 million, and Boulevard Construction Co. will build it. Boulevard Sales
Group is handling sales.
Branch said The Boulevard Co. is working with local
investors and First Indiana Bank of Indianapolis.
Rush Dunaway of Dunaway Commercial Properties Inc.
handled the land transaction for The Boulevard Co.
Branch said the site has been cleared of several
duplex houses. Construction is to start next month and be completed by
November 2004, he said.
The Boulevard Co., founded in 1992, specializes in
residential infill townhomes and condos in areas where vacant or
underdeveloped sites are available.
Among its 16 projects are 715 North Church in Fourth
Ward, 416 Queens in Myers Park, Atherton Heights in South End and Gateway
Plaza in Third Ward.
