Ninth Inning - Closing

Pitch 1-Walk Through

The walk through is a customary practice and a good one. What to look for? Condition. Is everything the same as you made the offer excepting repairs or changes that are a part of your contract. Is the refrigerator the same one. Are the bushes still there?

Pitch 2 - Closing

By the time you reach the closing table, work should be complete. The closing is where all the buyer’s documents are signed. The seller only has three or four plus the closing statement. All funds are disbursed. The deed has to be recorded before the seller can get his or her proceeds and the real estate agents receive their commission checks.

Pitch 3 -Disbursement

After the attorney records the deed, funds are disbursed and it is moving time.

Coach's Tips

Pinch Hitters

The Cautious
Always do a walk through even with boxes piled up to the ceiling.

The Reader
If you read every word of every document you sign, ask the closing attorney to provide you with a copy of the package well in advance.

The Money
Certified funds are always required for closing. This can also be a check from another attorney’s trust fund. Be sure to check with attorney's office first.
