Pitch 1 - Offer
By the time you make your offer, you
have an idea of what is selling in the neighborhood, what has sold and what is the average
time on the market. The Internet provides with wonderful research tools and
in Charlotte-Mecklenburg the GIS system can even show you the location of
the detached garage. This service, plus MLS, plus your perception of the
market are great guides.
Pitch
2 - Negotiating
Everything is negotiable. Keep in mind the
ultimate goal. And be fair. Patience is indeed a virtue. Often it seems
when everyone tries to be fair...it is the best. Not always possible but
certainly a good place to start. Negotiate line by line and of course, put
everything in writing.
Pitch 3 - Contract
Signed sealed and delivered is exactly what it
means. The transaction is legal and binding when the sellers and the buyers have signed
the offer and each has an original with original signatures in colored ink.
Copiers are so goo nowadays that it i often hard to discern original
signatures. |
