Sixth Inning - Open House

Pitch 1 - Showing the house

Make a plan that works for you and your family. If you are trying to sell the house yourself, think about one certain time for an Open House perhaps and for showings. That way you are not always on stage...and you can have other people there is help. Be careful. You can set your own parameters...ask for identification and/or telephone numbers.

Pitch 2 - Open Houses

Should we? Open Houses are the old technology. The Internet has changed much of the way real estate is being conducted and will be. And in markets like Charlotte where we used to be provincial, we aren't anymore. Statistics show that 8% of homes are sold by newspaper ads, 8% by signage, 43% by MLS, 1% by Open Houses and the remainder by the individual agents visibility in the market place. Open Houses can be dangerous. Real Estate allows for exposures that need to be studied and risk assessments made.

Pitch 3 - Safety and security

Put these first…above selling the house. There are many self-help books out there if you are selling yourself...and frankly, why even put your agent at risk. Your house will sell when your house will sell.

Coach's Tips

Pinch Hitters

The Show
You can set the parameters under which you will show the house. Yes, you can.

The Marketing
Have the courage to say “No” to Open Houses. It’s old technology. And dangerous.

The Prepared
Keys, dogs and cats, security systems. Notes for agents and prospective buyers work great.

If someone knocks on the door without an agent and asks to see the house, should we?

Angel Advocate 2
I want to hold an Open House myself, can I ?
Angel Advocate 3
We always leave  the security system on. Is this a deterrent to agents who want to show the house?
Angel Answer:
No
Angel Answer:
You can. There is new technology that makes this easier. Beware of giving valuable information to a buyer who is looking for reasons you are selling.
Angel Answer:
No, agents work with dogs, cats, kids, and security systems.
